This North Vancouver renovation involved a significant structural reconfiguration designed to modernize and dramatically improve the functionality of the original home while working within a carefully managed renovation budget. Early in the planning process, the homeowners explored the possibility of constructing a large rear addition to expand the kitchen and mudroom areas. After reviewing the project goals, construction requirements, and budget limitations, a more strategic renovation approach was recommended.

Rather than pursuing an expensive addition that would have significantly exceeded the available budget, the design focused on maximizing the existing footprint of the home through engineered wall removals, improved space planning, and thoughtful interior redesign. Working closely with the contractor and structural engineer, permit drawings and renovation plans were developed to support the structural modifications while carefully managing construction costs throughout the project.

By working within the original structure of the home, the renovation was able to dramatically transform the layout, openness, circulation, and functionality of the main living spaces without increasing the overall square footage. The kitchen was redesigned as the central gathering space within the home, featuring improved workflow, custom cabinetry, integrated appliances, oversized islands, and seamless connections to the adjacent dining and living areas.

The redesigned interior balances contemporary West Coast design with warm, livable family spaces. Wide plank flooring, layered architectural lighting, clean lines, and carefully selected materials create a modern yet comfortable atmosphere throughout the residence. Large windows and improved sightlines maximize natural light while reinforcing the connection between the interior spaces and the surrounding North Shore landscape.

Additional features of the renovation include updated stair details, integrated fireplaces, spa-inspired bathrooms, custom millwork, and thoughtfully planned family living and entertainment areas designed for long-term functionality and everyday living.

Lighting design played a significant role throughout the project, with layered lighting integrated into ceilings, millwork, kitchens, bathrooms, and circulation areas to create warmth, depth, and visual continuity throughout the home.
